Vacant Above the Shop Grant

This is a Grant of up to €135,000 available to individuals or sole traders for the conversion or refurbishment of vacant above shop space into residential units for occupation as a principal private residence and or for residential units that will be made available for rent and where a tenancy / tenancies are registered with the Residential Tenancies Board, subject to appropriate planning permission being in place.

Where one residential unit is being created above a commercial unit, a grant of up to €95,000 will be available. Where two units are created an additional top-up of €20,000 will be available and where 3 or more units are created, a top-up of €40,000 on the Grant of €95,000 will be available.

In tandem with the Vacant Above the Shop Grant, an Expert Advice Grant of up to €5,000 is available to owners of such buildings (individuals and sole traders) who may be considering conversations / refurbishments. This will bring the total package available for such properties to €140,000.

The Grant can be combined with the SEAI Energy Grants.

Who can apply?

The Vacant Above the Shop Grant is available to named individuals, including sole traders, who own the building for which the Grant is being applied for, or who are actively engaged in purchasing the building.  The Grant is not currently available to registered companies, developers, undertakings, etc

Eligible buildings

For a building to be eligible, it must be built prior to 2008, located in cities, towns or villages, have an existing commercial use (retail, office, financial, etc) and be liable for commercial rates, with vacant space in the same building.  The commercial element must be remaining in the building but may be vacancy or in use at the time of application.

Checklist for the Above the Shop Grant

All applications will need the following:

  • Application form (below). Fully completed and signed.
  • Proof that the above the shop element of the building has been vacant for a period of two years or more immediately prior to application.
  • Proof that the building was built before 2008.
  • A quotation(s) in respect of the works proposed.
  • Proof of ownership or evidence of active negotiations to purchase the building if seeking approval in principle.
  • A preliminary design / drawing outlining the proposed residential unit(s) to be created in the building.
  • Proof that commercial rates have been paid or that you have rates relief / credit / adjustment from the payment of commercial rates.
  • Proof that your Local Property Tax is up to date (if applicable).
  • Any other relevant documentation to support your application (e.g. evidence of planning permission or a Certificate of Exemption under the Planning Acts).

In addition:

  • Applicants who will make use of the refurbished / converted unit as their Personal Private Residence (PPR) will need to also submit a signed affidavit confirming that the Grant has not been applied for before for a PPR
